Why We Publish

A billing product that asks you to trust its numbers should show you its own. Every bill Sentinel prices shows its rate and the document it came from, so we publish our prices the same way.

When we last checked (August 13, 2026), we found no other utility billing provider for California manufactured housing that publishes its prices.

Every tier: the same 20 compliance rules and the same proof on every bill.

Volume pricing: your price steps down as your enrolled portfolio grows, and every enrolled space counts, whatever its tier. Above 4,999 spaces, we build your price with you, in writing.

Full Service depends on meter-read coverage in your area. We confirm it for your communities before you sign.

Pricing Questions

What does Sentinel cost?

Platform $3.50, Managed $7.00 and Full Service $9.00 per space, per month. Your price steps down as your portfolio grows.

What's the difference between Platform, Managed and Full Service?

Who does the monthly work:

  • Platform: we set up every community; your team reads the meters, uploads bills, and clicks Generate, Issue and Send. Sentinel does the rates, the math and the compliance checks.
  • Managed: your managers read the meters; Sentinel does everything else, including printing and mailing.
  • Full Service: Sentinel does it all, including the meter reads and a resident line.

Is there a setup charge?

Sentinel sets up every community: rates, meters and your Rent Manager connection. Any one-time setup charge is in your written quote before you sign.

Does my price drop as I grow?

Yes. Every enrolled space across your portfolio counts toward your volume pricing, whatever its tier. When you cross a step, every community moves to the new price from the next billing cycle.

Can I mix tiers?

Yes. Run any community on any tier. Every space counts toward your volume pricing.

Can I bill Sentinel's cost back to residents?

It depends on the state. In California, partly: a community that submeters water may add one billing fee — covering its own and its billing company's costs combined — of no more than the lesser of $4.75 (which management may raise each year by California CPI from a 2022 base) or 25% of that home's water-service usage charge. Sewer and other water-service charges share that one fee; gas and electric carry none (Civil Code § 798.40(c)(3), (d)(3); Pub. Util. Code § 739.5(a)). So it can offset part of Sentinel's cost, not all of it. Sentinel itself never charges residents anything.

Is Sentinel insured?

Yes. Sentinel carries technology errors-and-omissions and cyber insurance, $1 million per claim.

Do you handle resident payments?

No. Residents keep paying through your system, the way they do now.

Change tiers any time. Every tier runs on the same system.
