Sentinel monitors published tariff documents from your serving utilities — SCE, SoCalGas, PG&E, Cal Water, EMWD, and others. When rates change, we detect it, extract the new rates, verify them, and certify them before they're used in any bill. Every certified rate links back to the source document.
We Read Your Meters
Our licensed, insured field partners read every submeter at your property on a monthly schedule. Readings are validated for anomalies before they're used in billing — no negative reads, no impossible spikes, no gaps.

We Generate Compliant Bills
Bills are calculated using only certified rates — never stale or manually entered data. Tiered pricing, baseline allocations, CARE and FERA discounts are all applied automatically. 8 California MRL compliance rules are checked on every bill before issuance.
Charges Post to Your Systems
Itemized utility charges post directly to resident accounts in your property management system. No manual data entry, no double-handling. Each charge is broken out by utility type — electric, gas, water, sewer — with the certified rate schedule referenced. Currently integrated with Rent Manager, with more integrations planned.
Residents See Their Bills
Every resident gets access to a portal showing their billing history, usage data, the rate schedules behind their charges, and their CARE/FERA discount status. Fewer calls to your office. More trust from your residents.

Compliance checks aren't opinions — they're automated validations against specific California statutes. The system checks 8 MRL rules on every bill and documents the result. If a charge doesn't comply, you know exactly which rule and why.
7-Year Audit Trail
Every billing determination is retained for 7 years with full provenance. Covers the 4-year statute of limitations plus 6-year tax audit window with margin. Nothing is deleted — only versioned.
