We Certify Your Rates
Sentinel monitors published tariff documents from your serving utilities — SCE, SoCalGas, PG&E, Cal Water, EMWD, and others. When rates change, we detect it, extract the new rates, verify them, and certify them before they're used in any bill. Every certified rate links back to the source document.
We Read Your Meters
For Full Service properties, Sentinel arranges and manages the monthly submeter read — performed by a licensed, insured contractor engaged for your area, not by your office staff. Every reading is validated before it reaches a bill: negative reads, impossible spikes, and missing reads are flagged for review.

We Generate Compliant Bills
Bills are calculated using only certified rates — never stale or manually entered data. Tiered pricing, baseline allocations, CARE and FERA discounts are all applied automatically. Fourteen California compliance rules — the Mobilehome Residency Law plus the Public Utilities Code — are checked on every bill before issuance.
Charges Post to Your Systems
Itemized utility charges post directly to resident accounts in your property management system. No manual data entry, no double-handling. Each charge is broken out by utility type — electric, gas, water, sewer — with the certified rate schedule referenced. Currently integrated with Rent Manager, with more integrations planned.
Residents See Their Bills
Every resident gets access to a portal showing their billing history, usage data, the rate schedules behind their charges, and their CARE/FERA discount status. Fewer calls to your office. More trust from your residents.

Most billing providers look up rates manually and enter them into their system. Sentinel monitors tariff documents directly, detects changes automatically, and creates a cryptographic link between the published tariff and the rate used on every bill.
Deterministic Compliance, Not Promises
Compliance checks aren't opinions — they're automated validations against specific California statutes. The system checks 14 California compliance rules on every bill and documents the result. If a charge doesn't comply, you know exactly which rule and why.
Long-Term Audit Trail
Every billing determination is retained for at least seven years with full provenance — our policy. Nothing is deleted — only versioned.
